Water damage restoration service in St. Augustine, FL

St. Augustine is the oldest continuously inhabited city in the United States, and its historic core contains a significant concentration of pre-1950 wood-frame and masonry structures near St. George Street, Lincolnville, and Davis Shores. These older buildings use original-era plaster, porous coquina stone, and aged wood that absorb coastal humidity and release it slowly, keeping interior surfaces damp long after a weather event passes. Much of the historic downtown sits in FEMA flood zones along the Matanzas River, and tidal flooding during king tides and tropical storms has pushed brackish water into ground-floor structures repeatedly over the decades. Newer residential communities like St. Augustine Shores, Palencia, and World Golf Village sit farther inland but still face the same subtropical humidity and storm-season rainfall that drives mold growth across St. Johns County.

Water Damage Restoration Service

Mold and Water Damage Expertise Across St. Johns County's Diverse Property Types

St. Augustine's property mix spans centuries of construction — from pre-1900 masonry structures in the historic core to master-planned communities built in the 2000s and 2010s along the I-95 corridor. That range matters for mold remediation because the moisture behavior of coquina and lime-plaster walls is fundamentally different from modern OSB sheathing and fiberglass insulation. Our inspection process identifies the specific materials present and how they are holding moisture before we recommend a remediation approach.

Both residential and commercial properties in St. Augustine face mold and water damage risk, and the work differs meaningfully between the two. A historic home near Flagler College with original plaster walls requires careful material removal to avoid damaging irreplaceable finishes, while a commercial property in World Golf Village or along US-1 typically involves larger affected areas, occupied tenant spaces, and documentation requirements for property management. We approach each property type with the scope and communication that the situation actually requires.

Alex Kearson's Florida Mold Assessor license allows him to perform the inspection and produce a written assessment that documents moisture conditions, identifies mold species locations, and outlines a remediation scope — documentation that insurance carriers and property managers in St. Johns County regularly require before approving remediation work. That written assessment is produced independently of any remediation contract, so the findings reflect what is actually present rather than what justifies the largest job.

Every service, available in St. Augustine, FL

Mold remediation and water damage restoration in St. Augustine require an understanding of both the historic building stock near the Matanzas River and the newer suburban construction farther inland. In the historic district, porous masonry walls and original wood framing absorb moisture from tidal flooding and coastal humidity in ways that modern drywall assemblies do not, making thorough moisture mapping essential before any remediation begins. Water damage restoration in St. Augustine also addresses storm surge intrusion and plumbing failures in older structures where original-era pipe materials are still in service.

We had water damage in different parts of our house. Alex was very thorough with his inspection and we had the air sampling results very quickly. He gave his suggestion and what needed to be prioritized first which was our bedroom and especially our master bathroom which had extensive water damage and was show to have Aspergillus growth. It took him a week to remediate the mold for our bathroom and bedroom. Now we our ready to remodel our bathroom. Dennis did a great job in the drywall repair in our bedroom. I found his price to be reasonable for all the amount of work that was done. Alex wanted to make sure we were satisfied with the work and he is willing to go above and beyond for our satisfaction. I would use Omega Environmental again and I would recommend this company to anyone looking for mold remediation done right.

Alex is one of the most responsive and communicative people I’ve had the pleasure of knowing! He is incredibly quick to respond, professional, and genuinely seems to care about helping people. In an industry where communication can sometimes be lacking, Alex definitely stands out. You are in great hands! Great people, great work

Alex, owner of Omega Environmental, was hands down the most communicative, responsible, and detailed contractor I have ever worked with. I had water damage to the interior of my guest bedroom and garage and dealt with multiple delays with the HOA exterior repairs. Alex kept in contact with me for >1 year intermittently following up on when he could begin interior repairs and mold remediation! He is extremely dedicated and treats his customers, regardless of job size, as a priority. His assessments were very detailed and he treated my home as if it was his own. When it was time to perform the interior repairs (after the HOA had FINALLY completed their exterior portion), Alex stayed true to his initial estimate and reassessed once more. During the repairs, he sent regular updates with photos, moisture reports, etc. I truly felt my home was in excellent hands. The demo, mold remediation, and drywall/paint turned out wonderfully. I couldn’t have asked for a better experience. Alex even gave me recommendations for a flooring and tile person to address other repairs I brought up. If you have any mold and repairs needed, hire Omega Environmental! You will be glad you did (trust me I interviewed lots of contractors!).

Water Damage Restoration Service FAQ for St. Augustine, FL

Common questions from St. Augustine, FL customers about our services, process, and coverage.

Florida requires contractors performing mold remediation to hold a state Mold Remediator license, and mold assessments must be performed by a separately licensed Mold Assessor. You can verify both license types through the Florida Department of Business and Professional Regulation's online license search using the contractor's name or license number. Confirming licensure before work begins protects you legally and ensures the contractor is operating under Florida's mold-related statutes, which set standards for how assessments and remediation must be conducted and documented.

Historic homes in St. Augustine's downtown and Lincolnville neighborhoods are at elevated risk because original building materials — aged wood framing, porous plaster, and masonry — absorb and retain moisture more readily than modern construction. These structures also tend to have less effective ventilation and older HVAC systems that struggle to control indoor humidity during Florida's summer months. Tidal flooding along the Matanzas River has also introduced brackish water into many ground-floor historic structures over the years, leaving residual moisture in materials that were never fully dried.

Stop the water source if it is still active, then avoid disturbing any visibly wet or discolored materials until a professional can assess the extent of moisture spread. In St. Augustine's coastal humidity, moisture travels farther through building assemblies than it appears on the surface, and disturbing wet materials can spread contamination. Document the affected areas with photographs, then contact a licensed water damage restoration professional to perform moisture mapping and begin extraction and drying before mold has an opportunity to establish.

Yes — we provide mold remediation and water damage restoration for both residential and commercial properties across St. Johns County. We communicate clearly with property owners and managers throughout the process and produce the written documentation that commercial property situations typically require.
